HOW TO USE THIS INDEX
The visible symptom is not always the repair you are buying
Foundation searches often begin with a crack, a sloping floor, a wall moving inward, sticking doors or water at the basement perimeter. Those observations matter, but they are not interchangeable repair scopes. A sealed crack, a drainage correction, a beam repair and a pier system solve different problems and use different cost models.
For budgeting, use diagnosis first, method second and project total third. That keeps a cosmetic repair from being compared with structural stabilization as though they were competing bids for the same work. It also helps separate moisture-control work from load-bearing repair when both appear in one proposal.
Start with the broad foundation report, then move into the method-specific guide once a contractor, inspector or engineer has identified the likely system involved. The narrower guide is usually the better place to judge quantities, access, engineering and restoration.

WHY PRICES MOVE
Soil, access and load path can matter more than house size
Square footage is useful context, but foundation work is rarely priced like flooring. A large house with one localized repair can cost less than a smaller structure requiring multiple deep supports. Cost follows the number of work locations, support depth, equipment, temporary support and the amount of building that must be opened.
Ground conditions also change the practical problem. Expansive soils, groundwater, freeze-thaw exposure, drainage and localized subsidence can affect both diagnosis and repair approach. National planning ranges are therefore orientation, not a universal site quote.
Access frequently creates a second budget. Finished basements, low crawl spaces, decks, patios, driveways, landscaping and utilities can add demolition and restoration around the structural work. A strong proposal makes those boundaries visible.

Normalize foundation proposals before deciding which one is cheaper
Two bids with different totals may not describe the same intervention. One contractor may include more support points, engineering and concrete restoration while another excludes part of that scope. Comparing only the number at the bottom can reward the proposal that leaves more work outside the contract.
